Tenancy Question

I don't know if anyone can help me with a couple of questions regarding rent, as lockdown is proving to be a pain in the arse where working from home is concerned...

1. Are there any complaints you can make about sound proofing of rooms? My housemate tries his best, but when we can hear each other opening a pack of crisps, it isn't his fault and my complaint would be more structural (or against the landlord for not checking suitability for purpose). *I don't think there is anything I can do in this regard.

2. Does anyone know how much electricity would cost for an annexe at 16p/kWh per month, if you were using a laptop non-stop, lighting at obvious times and potentially some portable heaters?

Would really appreciate the help as anything housing related is stressful.

    I would think noise in a shared accommodation is difficult to deal with, especially if it’s not unreasonable.

      Flexi office might be an option....I also saw something  a while ago about folks renting out a room in their hoses for temp office use....maybe that would be better ?

    You certainly have no recourse against the landlord for the sound insulation issue although if it is a multi-tenancy it should be classified as an HMO and therefore subject to HMO license.........which covers a lot of issues ,predominantly concerned with Fire Safety but there are other criteria although sound insulation is not one of them.
