Looking for a Tele at the right price £250 max.

No really interested in a Squire, but will consider any Modern Player Tele's out there.

Have some good quality effects pedals to through into the trade.

Based in EN8 happy to travel a reasonable distance

You'd be a fool to rule out a Classic Vibe Tele  They are fantastic - it's a well known fact! I have had all sorts of guitars (from £200 to £3000) and my wee £200 CV was a cracker

Have you played a CV mate? They're great value for money imo. I've owned several more expensive Tele's that haven't played or sounded as good. They're widely available in most shops so I am sure you'd find one to have a go. @Caspercaster has a nice one for sale at the moment

As others have said you'd be nuts to ignore the classic vibe. Such bang for buck.
