reminds me of when I went to get an amp from the marshall factory for one of the Bristol gas fests (some huuuuge great stack thing). My neighbours face when she saw me getting it out of the car was priceless.

A second hand Park G10 and a Second Hand Pocket Pod (or even a bigger Pod) from ebay.
Might sound daft but i've found it to be the ultimate home use practice rig for me. Probably cost you less than £50 in total from ebay
and use the pod as an effects pedal kind of thing? Oddly enough, I did think of trying that.

Any of the Roland Cube series ticks those boxes. If I were really short of space I'd go for a micro cube. But just slightly bigger are the 20W and 40W versions. I've got a micro and an old 30W, very happy with both. They have been absolutely bullet proof so far.
And they do all that FX malarky stuff and will have sex with your iPhone if you want that sort of thing.

I use mine a lot! But since then the newer blackstar id amps have come out and if I was looking now I'd definiely compare them. The yamaha is a very practical bit of kit but it's a little more expensive than the Blackstar.
