This happened to us a few years ago...the tenant took the carpet up and stored it in the loft and put their own down, when they left they had the original refitted.

No problem 

The odd thing is, most people with pets can be more house-proud than those without...

We're doing the exact same thing at the moment, difference being it's a private landlady who lives in the same building who happily is a dog person. Always get these things in writing!
